Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

12 months.

What does it cost to move in?

Application fee, security deposit (based upon screening results), first month's rent, and any pet related deposit/rent.

Are utilities included in the cost?

No, residents are billed back for water, sewer and trash.

What's your pet policy?

Maximum of two pets per home. Breed restrictions apply (please contact office for details), no weight restrictions. Pet deposit and pet rent apply.

What is your guest policy?

Guests are welcome! However, if they plan on staying for more than 10 consecutive days, or more than 20 days in a 12-month period, they must first apply to be screened and qualify to be a lease holder.

Do you require apartment renters insurance?

Yes, with a minimum of $100,000 liability and the property to be listed as an additional interested party.

How do I pay the rent?

Online or in person.

How are repairs taken care of, especially in an emergency?

24 hour on call emergency, and placing work order online or within the office.

Is there public transportation nearby?

Yes, at the major street, approximately two blocks away.

How often does rent go up? By how much?

When rent is increased, it is at the end of a lease term. Amount of increases may vary.

What is the parking situation?

One reserved space per unit, all other parking is street or unreserved spaces. Garages available to rent.

Are there plans to update the building?

Yes! Major renovations scheduled for 2021 to include siding repairs, select deck replacements, full property painting, and other improvements.

Is there a penalty for breaking my lease?

Yes, equal to the amount of 1.5x the rent.
